Building Permit InformationDo I Need a Building Permit? The question is often asked, “Do I need a building permit?” In most cases, a building permit is required for changes to properties and structures including new construction, renovation/remodeling and replacement. Local and state laws and requirements are in effect to secure a standard of construction and development. The building permit process is a method for the town to ensure that construction meets the intent of these laws and requirements. The standards are generally developed to protect property owners. The review process ensures construction meets minimum code requirements, contractor insurances are current and inspections are conducted to verify what is in the field matches what was approved on paper. Construction Which Requires a Permit(1) To erect, add onto, relocate, replace or make structural changes to a building. This includes accessory structures and building such as decks, sheds, porches/breezeway, steps, stoops; (2) The conversion or change of use or occupancy of a building or a part of a building. This includes changing unheated space to heated space. (3) Any structural remodeling or alterations; (4) Demolition structures including sheds, pools, garages, decks. If a demolition permit is not issued, the structure will not be removed from your assessment. (5) Fences, including replacement; (6) Swimming Pools and Hot Tubs; (7) Signs; (8) Satellite Dishes/Antennas; (9) Fireplaces/Wood Burning Stoves; (10) New openings or enlargement of existing openings for doors/windows; (11) Retaining Walls (12) Plumbing - except for emergency repairs conducted by the owner where faulty components are replaced in-kind; (13) Driveways or curb cuts where the apron is affected. A Permit is required from the Department of Public Works Operations Center. Please call 336-6033 for information. Permit Requirements (1). Instrument survey map of property showing existing and proposed structures; (2) Construction Drawings; (3) Contractor's liability, disability, and workers compensation insurance; (4) Plumber licensed with the Town; (5) Signed contract between owner and contractor. NOTE: Construction started or completed without a permit is subject to a penalty fee.
