PLEASE TAKE NOTICE that the IRONDEQUOIT PLANNING BOARD will hold a PUBLIC MEETING at the Irondequoit Town Hall, 1280 Titus Avenue, in the Broderick Room on MONDAY, FEBRUARY 13, 2012 AT 7:00 PM local time by the IRONDEQUOIT PLANNING BOARD to consider the following application.

Upon the matter of request by T.Y. Lin International, acting as agent for Mike Nolan, I Square, LLC for Subdivision Approval and Preliminary & Final Site Plan Approval to redevelop properties bounded by Titus Avenue, Stranahan Park and Grange Place. The proposal includes abandonment of Union Park and extension of Cooper Road to the south to intersect with Stranahan Park, redevelopment of area to include seven (7) mixed-use 2 and 3 story buildings built in phases, totaling ± 87,200 square feet, shared parking, landscaping, common gathering space and other related improvements, on premises 633, 651, 667, 679, 687 & 691 Titus Avenue, 3, 4, 11, 12, 20 & 28 Union Park, 5 & 11 Stranahan Park and tax account #s 076.15-6-12 & 076.15-6-23 in a Mixed-Use Commercial (MUC) District.

PUBLIC HEARINGS:
7:01 O’Clock P.M. - PB1201-1
Upon the matter of request by Michael Liess, for REVISED SITE PLAN APPROVAL, to revise parking, remove existing driveway on Empire Blvd and construct a new driveway on Warrington Street subject to break in access approval by NYSDOT & to amend, previously approved, signage, on premises 574 EMPIRE BLVD, in a R-1 Residential District.
The Board declared themselves Lead Agency for purposes of SEQRA and NYS DOT review.

Upon the matter of request by Stepping Stones Learning Center, for PRELIMINARY & FINAL SITE PLAN APPROVAL, to modify existing traffic patterns within the site including curbing, landscaping and extension of an existing sidewalk, on premises 2111 HUDSON AVENUE, in a C-Commercial District.
The Board granted Preliminary & Final Site Plan Approval with the following conditions:
1. Subject to added landscaped islands as per Development Services rendering.
2. Subject to plantings as per memo dated 1.23.2012

CASE NO: PB1112-01 - Resolution No: 2011-112507
Request by the Town Board of the Town of Irondequoit, per Resolution No: 2011-59, for the Planning Board, as Lead Agency, to determine if the proposed senior living project 1788 TITUS AVENUE & 105 WILLOW CREEK may have any significantly adverse impacts on the environment and to consider any appropriate amendments to be made to Article XXIII, Sections 235-144 to 235-150 of the Town of Irondequoit Zoning Ordinance.
