Current Development Projects
Depot Plaza (Tops Friendly Market)
The recent construction and opening of the Panera Bread marks the completion of the multi-phased redevelopment of Depot Plaza and associated outparcels. Beginning with the construction of the new Tops Friendly Markets and related gas station, revitalization efforts included the rehabilitation of the remaining plaza and construction of the new Sonic. Over the last five years, this portion of E. Ridge Road has transformed significantly, demonstrating the continual reinvestment taking place in Irondequoit.RGH - 1455 E. Ridge Road
RGH recently obtained the approvals needed to move forward with a $20 million renovation of the former Tops Building. The project will include a 3,000 SF addition to the front façade, redesigned circulation and driveway as well a complete remodel of the interior of the building. The new facility will provide outpatient and clinical services to meet our community’s medical needs.I-Square
Development of I-Square is continuing with the current construction of the Imaginarium, a 9,000 SF net-zero building that will provide meeting and learning spaces focused on sustainable design practices. All of the energy needed to operate the building will be generated on site. This project builds upon the vision established for I-Square development, which currently includes a mixed-use building, maintenance facility and entertainment space. I-Square has implemented a wide range of green building practices, including permeable pavement, EV charging stations, geo-thermal systems and a range of other sustainable design techniques.

- Funding Opportunities Irondequoit is dedicated to being an active partner with those interested in developing or redeveloping in the Town of Irondequoit. As a resource we have provided a list of funding opportunities available.

- Building Permits The Town of Irondequoit enforces applicable state regulations set forth in the NYS Uniform Fire Prevention and Building Code (Uniform Code) when issuing building permits and fire marshal permits.

- State Environmental Quality Review Act (SEQRA) The Department of Environmental Conservation (NYSDEC) oversees the compliance with the SEQRA. Although some projects are exempt from environmental review, SEQRA compliance is often required for Planning Board actions and some Zoning Board of Appeals actions. The NYSDEC’s SEQRA Handbook is available online and provides a detailed overview of the process and required steps.
